Most homes need to be painted every 7 to 10 years. Paint on wood exposed to the sun will last approximately 5 years, but the actual timeframe varies by material and region. For example, cement fiberboard siding needs repainting every 10 to 15 years, but more traditional cladding needs painting more often.

After collecting quotes from professional painting companies, you may find that the project costs less if you do it yourself. You have to consider: Your ability to do the work well, access to high areas, tools and also how high of a value you place on your property. Your Project Manager will meet with you and go over every step of the project to confirm exactly what is going to be done. Your Project Manager will even schedule a date and time when you will meet with him to final walk your project and insure your total and complete satisfaction. This last quality control meeting with you and your Project Manager is referred to as the “final walk”.

We have picked what we feel are the very best personnel to join our professional Painting team. Encinitas Painting creates a positive working environment through steady work and good pay. All this contributes to happy and healthy motivated workers that are there to serve you.

We offer a free consultation which can include discussing color options, sheen types, and price estimates based on your project's needs. Ultimately, it's up to you or your HOA guidelines, but we're there to offer advice and suggestions from experience. After you approve the contract you will be contacted to set up an appointment with your Project Manager. This meeting is referred to as the “pre-walk”.

Observe and make a list of work you would like to get done. Identify your budget so you know exactly how much you want to spend and choose the color you'd like painted.

Remove wall hangings and anything decorative on or near walls that could get in the way or damaged. Remove fragile or breakable items away from the room(s) that’s to be painted for interior jobs. Remove belongings away from exterior walls for exterior paint jobs. Ensure all windows are properly shut closed to keep dust and debris out. Let us know in advance if water leaks through any windows or doors. Make it easy for the contractors to move around by removing obstructions. Make arrangements for kids and pets, if need be. Discuss with your painter if there's anything else they'd like you to take care of.

Yes. Any surface (for example, wood siding, stucco) can be repainted to suit your color preferences, including mathing your current color. If you want to achieve a darker shade than your original surface color, and the surface is in good shape, quality paint can probably provide the coverage you need in one coat. Painting a lighter shade over a darker tone may require two coats. When selecting a new color, don’t forget to coordinate with other exterior colors on your home such as shingles and trim.

We use Sherwin Williams paints on the vast majority of our projects. We also use Dunn Edwards, Benjamin Moore as well as Home Depot paints depending on certain Paint applications where these may be specified and/or requested. These companies make top-of-the-line paint and have excellent warranties on their products. The very best for every job.

Our exterior Painting service includes professional preparation of the surface such as pressure washing to remove any surface contaminants such as mildew, dirt, chipping or peeling paint, debris, etc. If there is any rotten wood it will be replaced. Small repairs in wood substrates will be filled. Stucco repairs will also be performed matching the texture of the existing substrate. Next, any areas that are heavily sanded or bare, get primed to ensure good adhesion. All cracks are caulked and holes filled. Finally, anything that isn’t meant to be painted is masked and protected. This is how we guarantee a finish that looks great and will last for many years.

Following a "pre-walk", your project manager will work with you to schedule a start date. We are known for starting and completing our projects on time, and on budget.

Yes, any cracks in your stucco, damaged stucco, drywall, damaged wood, and rotten wood will be repaired or replaced based on your contract. Stucco, like many surfaces, can fade – especially when it’s exposed to direct sunlight. But, making it look new again is easy. Quality Painting can revive the look of your stucco, giving your home a fresh, new appearance.

There are several different types of paint sheens including high gloss, semi-gloss, satin, eggshell, and flat or matte. Each one has its benefits and the place in your home that it's most appropriate. We'll help you understand each and make the right choice for inside and outside your home. Paint finish, gloss level, sheen and enamel are all similar ways of saying the same thing. These describe the smoothness and light reflectivity of the dry paint on a painted surface. There are approximately six sheen types and each has a name corresponding to its light reflective qualities. Sheens range from: flat or matte (no-gloss), eggshell, satin finish, low lustre, semi-gloss, high-gloss.

This used to be a big question. Good quality water-based or latex paint is the way to go to for residential painting. However, in a very few instances, it may be better to use an oil or alkyd-based paint.
